The Project Executive will personally develop all planning and logistic aspects of your project and handle the major trade contractor awards and project budgets. Our professional experience in land development projects for the last nine years lends leadership and perspective to an often overlooked portion of every project, municipal approvals and entitlement. In today’s complex municipal approval environment, the ability to organize and lead a project through the maze of approvals required to launch each project is critical to the success of that project. Our depth of experience in dealing with local government, zoning regulations and approvals, and the building permit process brings an additional dimension to our construction management skills. This skill is unique in construction firms and it is our belief that clients should not be left to navigate the minefield of municipal approvals on their own.
JN-ACE utilizes an open-book, Construction Management at risk style of organization that is the hallmark of our project management approach. This management approach keeps the Owner, Architect, Consultant, and Design/Build affiliate team mindful of the total project cost, not just the hard cost of construction. JN-ACE outlines all the soft costs for the project including underground soil testing, consultant fees, capital campaign expenses, lending and financing costs, as well as equipment and furnishing expenses required to make every building functional when completed. Our complete participation in the project from its inception allows for the entire team to review cost studies of building systems, see the impact of project phasing on the Master Plan, and match currently available funds generated by the capital campaign. Our open-book construction management approach allows the Owner to see the results of competitive trade contractor bidding and know that their budget will include the most competitive, complete trade contractor’s proposals. Cost savings as a result of this competitive bidding process are used to reduce the overall project cost, not to increase the contingency or fee items.

Since 1963, Jaeger, Nickola & Associates, Ltd. has served as religious architects to over 400 communities of all faiths in creating church, education, fellowship, gathering and administration facilities for additions, renovations, and new construction.
These projects range from historic preservation to totally new campuses in all architectural styles from traditional to contemporary.
Since 1992, we have directed our practice to focus on religious architecture. We are extremely proud of every project no matter how large or small, as each represents a unique challenge, within an exclusive set of conditions.
We work very closely with the church planning committee to produce a unique and specific solution that is responsive to need, budget and schedule.
Wheatland Salem United Methodist Church and School - Phase One, Naperville, IL
This seven million dollar project on thirteen acres included a worship center, kindergarten through the fifth grade elementary school facility, indoor and outdoor athletic facilities, and fellowship hall with commercial kitchen, constructed in twelve months including all interior furnishings.

Wheatland Salem United Methodist Church - Phase Two, Naperville, IL
This four million dollar Christian Education addition will provide parking for an additional 128 vehicles, eighteen new classrooms, an auditorium seating 200 children or 125 adults, and office space to house the ever growing membership at that church. This project also included the renovation of the existing phase one campus space to include a second worship center in the gymnasium, adult meeting rooms, and expanded nursery, children, and youth education spaces. This project was constructed in twelve months including the existing campus renovations completed in just eight weeks.

Knox Presbyterian Church, Naperville, IL
This seven million dollar project included the construction of a new 572 seat worship center, a chapel, and new gathering space. A phased construction sequence allowed life safety renovations in the entire campus with minimum disruption to Owner programming. Additional renovations include: updating of the office wing, new senior and junior high youth rooms, and the conversion of the gym into a multipurpose room capable of supporting athletics, seminars, banquets, and contemporary worship.
Fry Properties, Inc. Office Building, Naperville, IL
This three story, 58,000 square foot, six and one half million dollar, steel frame, shell and core office building was completed on an accelerated time frame in just ten months including all site work. The nine acre site required a complete restructuring of a major local watershed in order to accommodate the required parking plate.
Tenant improvements valued at just under five million dollars for the Heritage YMCA Group, Wheatland Bank, Frontier Campus (a joint venture between the Indian Prairie School District 204 and the College of DuPage), Governors State University, and Fry Properties, Inc. were completed in time frames as short as ninety days.
Community Christian Church, Plainfield, IL
This 14,400 square foot conversion of a warehouse building into a dynamic Plainfield location for Community Christian Church was designed by the JNA team and construction was supervised by Joseph A. LaPaglia, President of JNACE. A student space was also constructed to serve the CCC youth community. This STUCO space contains a loft and "pickle ball" indoor playcourt.

Romane Fragrances, Willowbrook, IL
This corporate headquarters facility of 16,400 square feet will be constructed in a renovated warehouse facility in the Village of Willowbrook, Illinois. The facility will include loft style cutting edge urban finishes consistent with the style of our client. The project is scheduled to begin in February of 2011 and be completed in July of 2011.

Each project moves through seven phases during the planning and development process. These phases include Master Planning (sometimes called Visioning), Schematic Design, Design Development, Entitlement, Construction Documents, Bidding/Permitting, and Construction.
A Master Plan is a comprehensive inventory of the current physical and spiritual assets, with detailed projections for future activity. It starts with an analysis of the past and present and ultimately develops a blueprint for future growth. Jaeger, Nickola & Associates can be of great assistance, helping to create a Master Plan that will result in a new building or an addition that will serve the community now and for years to come. This is perhaps our greatest strength as an architectural firm.
Our architects and engineers begin by making a complete evaluation of the existing building(s) and the site. Does it meet the local building and zoning codes? Is it in need of physical repair? In what areas does it need to be expanded?
Community leaders then set out on a fact-finding mission to identify the activities and requirements of all the user groups that will use the facility. As architects, we meet with the key individuals and user groups, conducting personal interviews to gain insight and perspective. This dialogue is instrumental in giving us the proper perspective of the needs of the space.
The Master Plan is an exercise in soul searching. It stimulates discussion, sets expectations for analyses and elevates vision. When completed, it tells what the community is able to do, and what it is not able to do. The community will find itself asking Does this help fulfill our purpose? Are we meeting our current needs? Can we afford to do this now? Are we anticipating the future?
And finally, by helping the community to identify its needs, our Master Plan process makes the community more aware of how they interact with the physical building, making them better caretakers of the final building product.
The completeness of the Master Planning exercise anticipates the overall goal, or vision. Quite often, as a result of finances, or simply physical realities and limitations, a Master Plan must be phased into prioritized segments or projects. Again, because the planning first anticipates the overall project objectives, it is possible to logically establish milestones, based on physical parameters or budgetary limitations, that identify a series of phases. The well thought out approach to phasing leads to a series of successful projects that continually improve the physical facilities while building the communitys understanding of the process and of the accompanying financial support that will be required.
During the Schematic and Design Development phases the project drawings focus on a more extensive level of detail to help establish cost targets for construction. Zoning changes, site utilization, and appearance approvals are obtained from the local municipality. The structural system requirements are identified. During the production of Construction Documents, the drawings and project specifications move to a much greater level of detail that is required to build the project. The documents will include project specifications required to determine the final construction cost and final overall cost of the project. Construction Document Phase services include:
The final phases of the project are the Bidding/Permitting and Construction Phases. The JN-ACE management philosophy requires that all Trade Contractor activities at the project site be constantly supervised by a JN-ACE on-site manager. JN-ACE establishes a field office at each project site and is on-site daily. JN-ACE personnel are the first to arrive and the last to leave the project site. This same management philosophy applies to overtime and weekend work as well. JN-ACE requires each Trade Contractor to maintain copies of its safety program at the field office and hold weekly safety meetings to ensure safety for the workforce and Owner operations. Construction Phase services include:
General Conditions are calculated once the scope and schedule of the project become known. The General Conditions are time and project scope sensitive, very specific in scope, and are used to aggregate costs for placing our management team on the project only. Costs of the work including but not limited to, site fencing, access roads, hoisting, cleanup, dumpsters, temporary enclosures, street cleaning, winter or summer conditions, safety, etc., are included in the cost of the work of each Trade Contractor.
JN-ACE will utilize an open-book, construction management at risk style of project organization that is the hallmark of our management approach. This management approach keeps the Owner, Architect, Consultant, and Design/Build affiliate team mindful of the total project cost, not just the hard cost of construction. At the conclusion of the design process, when the construction documents are 90% complete, a Guaranteed Maximum Price is developed to eliminate the risk of cost escalation for the Owner and Lender.
